1. Calcium Buildup

Since these unique HVAC systems use water for cooling, they are susceptible to mineral buildup. If calcium scale is causing blockages, it can prevent the cooling tower from working. Sometimes the buildup can be cleaned, while others require the tower fill to be replaced.

2. Warped Fill Packs

HVACCooling towers require even water displacement to efficiently cool the building. If the fill inside the tower becomes warped, it may create uneven water distribution, causing the unit to use more power than usual to provide similar cooling results. This problem requires replacing the fill plumbing to mitigate warping and improve water displacement. 

3. Support Grid Issues

Cooling towers feature support grids to hold the water displacement fill in place. These grids can sag over time, causing leaks and affecting the structure. Keep the networks structurally sound by inspecting them regularly and having a new one installed if you notice any degradation. 

4. Increased Energy Bills

While tenant AC use will change from one month to the next, your overall cooling bills shouldn’t vary wildly. If you notice the building electricity use skyrocket or steadily increase regardless of weather, it’s time to look into your HVAC system. If the tower is around 10 years old, you may need to replace the fill to provide adequate water to cool the building and address any leaks or evaporation that has occurred over time.
