When designing a parking lot, many people spend a lot of time thinking about its appearance. For instance, they may struggle to decide between using asphalt or concrete pavement. However, your parking lot must also meet the accessibility regulations outlined by the Americans With Disabilities Act (ADA). Here’s some critical information about these laws.

What You Need to Know About ADA Regulations for Parking Lots

Minimum Number of Accessible Spaces

First, ensure your parking lot contains enough accessible spaces. The number of handicap spots you need depends on the total number of spaces in your parking lot. The guidelines include smaller lots with 1 to 25 spaces, which require a minimum of one accessible space. There are requirements up to 401 to 500 space lots, which must have at least nine handicap spaces.

In addition, at least one of your accessible spaces must be van-accessible. If you have over 200 spaces, at least two of your accessible spots must be van-accessible.

Design

pavementThere are several regulations regarding the design of handicap spaces. For example, each accessible space must connect to the shortest route to the building’s handicap entrance. An accessible space must also be at least eight feet wide. All accessible spaces must also be identified by signs featuring the International Symbol of Accessibility, and the signs at van-accessible spaces also require the phrase “van-accessible.” The lower edge of the sign must be at least five feet above the pavement to ensure visibility.

Maintenance

You want to ensure the safety of people with disabilities who visit your business. Keep the pavement in all accessible parking spaces, aisles, and routes well-maintained and free of snow, ice, or fallen leaf build-up.
