1. Cracked Surfaces

Cracks in the surface of a concrete floor are usually caused by problems deep within the slab, which probably can’t be repaired. A patch may last for a couple of years, but cracks will almost always come back. To keep the floor from becoming unstable, it’s best to replace the entire structure with fresh concrete.

2. Progressive Damage

One area of the floor may begin the sink, the surface may flake and split, or it might just chip constantly. Some of these issues can be corrected by a skilled contractor, but many others will likely require a total replacement.

3. Surface Pitting

Concrete floors can be treated to withstand automotive oils, gasoline, and other common garage chemicals, but eventually, these might eat away at the surface. Small holes—also known as pitting—are a sign that the surface is degrading and may soon begin to deteriorate altogether. In the early stages, pitting may be corrected with a surface treatment, but concrete that’s already started breaking apart will likely need to be replaced.
