When to Replace Your Roofing

1. Light in the Attic

Walk up to the attic during the middle of the day when the sun is shining brightest on the roof. The only natural light in this space should be coming through any windows. Any other beams of light shining through the eaves are entering through a hole that shouldn’t be there. If light can get in, so can water.

2. Streaks or Stains

The moisture will create dark streaks or stained spots on the walls or ceiling. Keep in mind that the leak is not necessarily right above the stain. Water can travel along joists or eaves once it gets inside the attic and come out in a different location.

3. Granules

If you have an asphalt shingle roof, the shingles will start to deteriorate as they age. They typically last about 20 years, after which they’ll shed their granules. You may find what looks like course black sand building up in the gutters. This is especially common after a rainstorm, when the rain washes the granules down into the drainage system.
