When a home is first built, it’s completely normal for it to settle and set in the first months or years. Over time, as soil gains and loses moisture, the weight of the building can cause the foundation to shift, which in many cases is completely harmless. However, while settling can cause tiny cracks in the foundation, sinking is a much bigger problem that requires foundation repair. Thankfully, there are some clear signs that your home is sinking. Below, learn how to tell if your house is sinking and when you need to call a professional.

How to Tell If Your Home Is Sinking

1. Large Foundation Cracks

Small cracks in your foundation are a normal sign of settling. However, large cracks that get larger and separate over time, and horizontal cracks, are signs of trouble. Horizontal cracks indicate that there is too much water pressure buildup behind the foundation. If the cracks are vertical, and the top part of the crack is wider than the bottom, your foundation is likely separating and needs repair.

2. Fractures Above Doors & Windows

Rarely are these cracks due to a poor drywalling job. They are more likely a result of a sinking foundation. If the cracks reappear after you’ve repaired them, that’s also a sign of trouble. If you also notice that the doors and windows “stick,” the foundation may be twisting the frames out of sorts. You should also ensure that your windows are maintaining an even level.

3. Uneven Floors

Uneven floors can stem from a few issues, such as sagging floor joists or shifting columns in the basement. However, if the floors are uneven in any part of your home, it may be the result of a sinking foundation. If left unchecked, this problem will only worsen with time.
