A new asphalt driveway not only offers functional benefits, but it also enhances a property's visual appeal. Yet, the installation process requires a specific set of circumstances to be successful. In fact, rain directly before or after driveway paving significantly impacts the outcome of the project. Here's a closer look at how.

How Rain Affects Asphalt

A major component of asphalt paving is oil. As oil's natural enemy, the presence of water causes the substance to repel out of the driveway. With enough rain, there won't be an adequate amount of oil left to maintain the material's structural integrity. As a result, there's an increased risk of cracking and crumbling, which shortens the life span of the structure. Rain also washes away sealcoating if it hasn't time to fully dry.

How to Prevent Water Damage

driveway pavingThe key to avoiding asphalt damage is timing. Both newly-laid and newly-sealed asphalt needs to dry around 24 hours before moisture exposure with a 48 to 72-hour dry period being ideal. Work with the paving contractor to schedule installation for a dry day with a rain-free forecast for at least 24 hours before and after. Early and late summer are ideal times of the year for driveway paving because of moderate temperatures and minimal rainfall.

To prevent water damage in the long term, there needs to be effective drainage to prevent the pooling and settling of moisture. The surface also needs sealing after 30 days and re-sealed every three to four years, depending on the level of wear and tear. The seal-coating process helps repel water and other liquids, which reduces the risk of water damage. If there is cracking, schedule repairs when the problem is small to prevent the need for premature replacement.
