A crawl space is a hollowed-out area beneath the ground floor of a home. Crawl spaces are typically no more than three feet high, allowing just enough room for someone to access them by crawling or crouching. Below is a guide to crawl spaces; their common functions and types; and how to prevent issues with moisture, insulation, and other concerns.

Functions

Crawl spaces are most commonly found in buildings without basements, and they serve much the same purpose—with substantially less volume. They can house essential appliances and fixtures typically found in a basement, like an HVAC system, plumbing lines, and insulation. They allow for easy access to these elements, so homeowners or professionals can perform repairs and maintenance whenever necessary. Also, they are less expensive than building full basements, saving homeowners on construction costs.

Types

There are two types of crawl spaces. A vented crawl space has small vents in the outside walls, which allow air to circulate throughout the enclosed area underneath the house. A closed crawl space does not have these vents and is sealed with insulation to more effectively control interior temperatures.

Homes prone to damp conditions or located in high-rainfall regions tend to use vented spaces, as the increase in airflow reduces the likelihood of pests, mold, and water damage. Homes in colder climates utilize closed spaces to prevent the pipes and other inner workings of the house from freezing.

How to Prevent Issues

insulationThe main concern with any crawlspace is moisture. Water can attract insects, rodents, and other wildlife; encourage bacterial growth; and damage insulation. To prevent these problems, keep the crawl space clean and install sturdy and dependable insulation. This extra layer also helps protect against heat loss.

Ensure your home has effective gutters with long downspouts to channel water safely away from the foundation and crawl space. Seal any holes or cracks that might provide an opening for pests. If moisture is an ongoing problem, consider investing in a dehumidifier to keep the space as dry as possible.
