The last tactic to try is to clean the garage door track system. Clean the metal rollers to remove dirt, debris, and cobwebs, and then lubricate them with a non-silicone based product. Then, clean the tracks with a dry cloth and a little brake oil to remove any build-up that may be keeping the door from closing properly.
