When is it necessary to have a FEMA survey performed?

The Flood Elevation Certificate may be required for your flood insurance policy if you live in a high-risk zone. Your home’s lender or insurance agent may tell you whether you need it done. You can check FloodSmart.gov for a non-official determination of your flood zone.

How do I obtain an elevation certificate?

kensington survey companiesBegin by checking with your municipal government whether there is a certificate or other elevation information on file for your property. If this isn’t the case, you’ll need to hire a state-licensed surveyor to provide the certificate for you.

How does an elevation certificate affect my insurance rates?

Your flood insurance agent needs the certificate to determine your Base Flood Elevation, or BFE, which tells you how high the water will rise during a base flood. If you are in a high-risk zone, a higher BFE will lower your policy premiums since it means you have a reduced likelihood of flooding. If you can show that your building has been modified to be at least three feet above the BFE, you’ll save significantly on your insurance rates.

What if I don't believe my home is in a Special Flood Hazard Area (SFHA)?

If you believe your home was inaccurately included in a high-risk flood area, you can put in a request with FEMA. The request you’ll need to submit is called a Letter of Map Change, or LOMC. Learn more about this process on the official FEMA website.
