How to Tell It’s Time for a New Deck   

1. Stubborn Stains 

In addition to being an eyesore, stains that won’t go away may devour the deck’s sealant. Without sealant, the deck is more likely to absorb moisture, which can rot the wood and facilitate fungus growth. You should reapply sealant every one to three years, but if there are existing stains, the damage has already been done. 

2. Constant Repairs

However, if it seems like the splinters are endless and you’re tightening screws and nails every other day, the wood in the deck may not be strong or healthy enough to maintain its form anymore. It’s safer, cheaper, and more convenient in the long run to replace it now. 

3. Structural Damage 

If there are boards that are entirely broken and rotted to the point of shrinking, softening, sagging, and growing mold, the structural integrity of the deck is questionable at best. This is especially dangerous if the affected boards are in the foundation. You may also find that the railing and boards are shaky or the beam fasteners have become loose. It’s even possible that termites have started eating the wood. All these issues suggest that the deck is probably broken beyond repair and represents a hazard. You’ll need to replace it right away.
