If you want to buy or sell property, a real estate agent or Realtor® offers the support you need to make a successful deal. While these professions may be referred to interchangeably, they aren’t the same. Before you decide on the real estate services you need, here are a few key differences between agents and Realtors that you should know.

What’s a Real Estate Agent?

A real estate agent has a state-sanctioned licensed to help people buy or sell property. Those who focus on helping prospective homeowners find properties are known as buyer’s agents. Those who help sell homes are known as listing agents. Some may also help connect consumers to apartment rentals.

While the exact services provided will depend on the client, real estate agents can be expected to research properties to fit your preferences and help you make a home marketable. When it’s time to submit or accept an offer, your agent will represent you throughout the transaction and make sure all necessary paperwork is properly completed.

After completion, individuals must take and pass the Hawaii real estate salesperson examination. Those who pass can apply for a license, which must be renewed every two years. Renewal requires agents to take at least 20 hours of approved continuing education within those two years.

What’s a Realtor?

A Realtor is a licensed real estate agent or broker that performs all the same duties as an agent.  However, these professionals are different in that they maintain membership with the National Association of Realtors (NAR). This organization requires members to subscribe to a unique code of ethics that’s designed to protect the rights of the customer and the industry.

The NAR Code of Ethics consists of 17 promises to the client. Among these promises, Realtors must put the interest of clients first and serve all involved parties honestly. They’re also expected to present written documents clearly and ensure that the client understands their terms before signing. If any of these ethics are breached, the individual can lose their membership.

In addition to maintaining state licensing requirements, Realtors must also complete a Code of Ethics examination every four years to keep their membership current.
