Even in regions with relatively mild winters, homeowners still turn on furnaces to stay cozy. The key to avoiding a breakdown at the height of winter is getting a tuneup during the fall. For a better idea of how to keep equipment in good shape, below are some essential tasks a heating and air technician will perform during a service check.

What to Expect During a Fall Furnace Maintenance Check

Thorough Cleaning & Inspection

If you haven’t turned on the furnace since last winter, it will need to be cleaned before it’s ready to use this year. During the appointment, a heating and air specialist will clear clogged condensate drain lines, replace the filter, and remove debris blocking the intake duct and exhaust flue.

They’ll also clean the blower, burners, blower motor, pilot assembly, and sensor. While cleaning the entire system, the technician will inspect each component for damage that needs to be addressed.

Lubricating of Mechanical Components

heating and airWhen mechanical components aren’t lubricated, they stick or grind together while moving. The effort to function properly burns excess energy, leading to high heating costs. The friction also increases the risk of a breakdown.

To prevent these concerns, the heating and air contractor will lubricate the motor and blower shaft bearings.

Testing of Gas Pressure & Examination of Pilot Light

The technician will perform tests to ensure the thermostat is calibrated accurately so the furnace can reach the desired temperature. They’ll also test the gas pressure, burners, blower, and pilot light to ensure the parts meet manufacturer requirements. If the system fails these tests, the technician will go over options for HVAC replacement parts.
