How Does the Age Affect Your Decision?

Metal roofs have the longest life span, followed by tile. Asphalt lasts up to 20 years, and rubber coatings on flat rooftops last 10 to 20 years depending on thickness and the climate. So, if the warranty is still valid, repairs are probably enough. If it’s not, or you don’t know its age, consider a total replacement or coating.

How Is Damage a Factor?

roof-repairUsually, when business owners initially consider commercial roofing issues, it’s because there’s a leak. If it seems isolated, repairs may work. Multiple leaks or areas of water damage indicate that much of the structure may be compromised, so a replacement will be economical.

Similarly, if there’s a large area of cracks, bubbles, damaged flashing, missing shingles, or pooling water, you’ll need a new roof. But if these are localized, then it probably needs repairs.

Finally, if notice higher energy bills, the damaged roof may not insulate the building, and the problem is pervasive, so it needs to be replaced.

What Can You Do About Damage?

If you determine it needs a replacement, there are a couple of options. If you have a flat roof, with or without a previous coating, have professionals add another weatherproofing layer and a new rubber membrane overlay. This is often the quickest and most affordable option with the least interruption to business. If you have an older roof with damaged decking underneath, the whole structure will have to be replaced.
