Whether you want to add a fence to your property for functional or aesthetic reasons, it can be a sound investment. For many potential buyers, fencing is a nonnegotiable, which means that building one will enhance your property's curb appeal when it comes time to sell. Before you start digging pits for posts, though, there are a few steps to take—from contacting a surveying company to sharing the plans with your neighbors. Here’s what you should know.  

Do:

Talk to the neighbors. 

While you don't necessarily need your neighbors’ permission to build a fence, it’s still wise to share your plans with them. At the very least, let them know when you’ve scheduled construction to start and end so they can make arrangements if necessary. For example, if one of your neighbors works the night shift and sleeps during the day, they may want to invest in a quality pair of noise-canceling headphones. 

Schedule a survey.

If you fail to stake out the property line prior to building the fence, the process could end with you having to move the entire structure—which could be costly.

Dig without due diligence. 

Call the gas company before you start digging, and ask them where all the gas lines are located on your property. They should provide a site map for free. Although the lines may be buried relatively deep, you don’t want to risk hitting one while erecting the fence. 

Overlook zoning laws. 

You may need to obtain a building permit before adding a fence to your property, especially if it’s going to be over a certain height. Depending on where you live, there may be strict zoning laws to keep in mind, as well. Review all the relevant city bylaws before getting started so you can be sure you’re not violating any of them.
