The foundation of a home is sturdy and supports a huge amount of weight. Since so much depends upon it, it’s alarming that water damage, soil degradation, and extreme weather can weaken the foundation’s structural integrity. When it’s compromised, a waterproofing contractor is required to prevent further damage—a yearly inspection, especially after storms, is suggested. If you’re unsure what to look for, here are three signs of a possible problem.

3 Foundation Weaknesses

1. A Damp Crawlspace

Moisture can accumulate in the crawlspace from flooding, poor drainage, busted pipes, and condensation buildup from an HVAC unit. Standing moisture attracts insects and rodents, and it may have a foul smell created by bacteria.

Waterproofing ContractorIf the insulation gets moist, it will begin to collapse, and all sorts of animals will use it as a nest. Crawlspaces are typically made of wood and are common in beam and pier houses. Moist wood attracts mold and rots quickly in warm, humid environments. If there’s standing water in the crawlspace, a waterproofing contractor will install a polyethylene vapor barrier.

2. Foundation Settling

Settling is usually caused by a disruption in the soil. Excess moisture through plumbing leaks, inadequate drainage, and the environment will cause the soil to expand. As it expands, it places pressure on the outside of the foundation, forcing it to shift.

Additionally, the dissipation of moisture at the ends or under the building will force the soil to contract. Small air pockets are formed, which must be filled in through compaction by the foundation settling into place.

3. Foundation Cracks

Vertical cracks smaller than a half-inch are expected in the first couple of years of construction. Horizontal cracks, or cracks creating a step pattern, are signs of stress on the foundation. Diagonal cracks of 45 degrees indicate a shift in the foundation.

Brick expands and contracts more than concrete and may be a problem for older homes. Cracks create access points for moisture and insects, and once these two get into the home, all wooden framework is at risk.
