Asphalt is one of the most common paving materials. Also called blacktop, it's an affordable and durable solution that's easy and efficient to install. However, it does require a bit more maintenance than some other alternatives. Review this introduction to asphalt and asphalt maintenance to keep your pavement looking new.

What Is Asphalt?

Asphalt is a black, mineral-binding substance that’s used to pave roads, driveways, and parking lots. It's a byproduct of the crude oil refining process, so it contains petroleum, which you can smell on hot days. To create asphalt, sand, gravel, and asphalt concrete are combined, heated, and poured onto a surface. The resulting pavement is flattened before it cools and hardens. It's often less expensive and more flexible than traditional concrete, and it's easier to repair.

Why Is Maintenance Necessary?

Asphalt

Oxidation is a chemical process during which a material loses electrons and thereby deteriorates. It occurs in everything from metals to the cells of the body. When asphalt oxidizes due to UV rays, moisture, ice, and cold temperatures, the pavement starts to break down.

To keep your asphalt from bleaching and fading to a dull gray, you'll need to apply a sealcoat. This process will also prevent cracks that, over time, can worsen into potholes. For best results, repair cracks as soon as they appear and sealcoat the pavement every two to three years.
