3 Common Tenant Responsibilities, Hinesville, Georgia

One of the biggest perks of rental homes is not having to be responsible for repairs around the house or apartment. From leaky pipes to furnace problems, all you have to do is inform your landlord or management company of the issue, and they will resolve it. As a renter, you get to enjoy the home without all the upkeep and repair expenses that come with homeownership. However, this doesn’t mean you are entirely devoid of responsibility. Though tenant obligations will vary based on your specific rental agreement, here are three of the most common things you need to be aware of before you sign your lease.

What Duties Do Tenants Have to Perform?

1. Waste Disposal

It’s the tenant’s responsibility to ensure that trash is taken out regularly and that garbage doesn’t accumulate on the premises. Trash and other waste must be appropriately disposed of safely. The accumulation of debris around the rental home can cause pest infestations, which can lead to significant damage and sanitation issues. Most apartment complexes provide dumpsters for weekly trash removal, and city or residential waste management services cover rental homes.

2. Maintaining the Plumbing

Rental Home Hinesville, GAA tenant has to ensure that the plumbing is maintained. This doesn’t mean that they have to make adjustments and repairs. However, they need to be responsible and ensure that they are protecting the plumbing from easily avoidable damage. This often entails keeping the fixtures clean and not flushing or washing anything down the drain that may damage or clog the pipes, like certain feminine hygiene products or paper towels.

3. Damage Prevention

Tenants are responsible for preventing damage to the rental home, as well as repairing any damages they cause. This includes minor repairs such as wear and tear from pets, nail holes in walls, and anything damaged intentionally or by neglect. For example, carpets that have worn down over time and become worn are not the tenant’s responsibility. However, if the carpet was destroyed by burn holes and other forms of intentional damage, the liability falls on the tenant. In most cases, the tenant will be billed for costs and not have to do the repair work themselves.
