2. Maintaining the Plumbing

A tenant has to ensure that the plumbing is maintained. This doesn’t mean that they have to make adjustments and repairs. However, they need to be responsible and ensure that they are protecting the plumbing from easily avoidable damage. This often entails keeping the fixtures clean and not flushing or washing anything down the drain that may damage or clog the pipes, like certain feminine hygiene products or paper towels. 

3. Damage Prevention

Tenants are responsible for preventing damage to the rental home, as well as repairing any damages they cause. This includes minor repairs such as wear and tear from pets, nail holes in walls, and anything damaged intentionally or by neglect. For example, carpets that have worn down over time and become worn are not the tenant’s responsibility.
