Fall is a perfect time to check in on your asphalt driveway. It’s cool enough to perform any necessary maintenance but still warm enough to let paving repair materials dry. Addressing the condition of your asphalt at this time of year also helps you prevent damage that could lead to moisture absorption and the dreaded freeze-thaw effect once winter arrives. If you are new to asphalt driveway repairs, here are a few tasks you’ll want to check off your to-do list.

3 Asphalt Driveway Repair & Maintenance Tips

1. Wash Away Dirt & Stains

Your driveway will collect dirt, leaves, and other detritus. It’s also prone to stains from oil and other chemicals from the vehicles left parked on it. Remove these layers of grime by first spraying the asphalt with a standard water hose to remove loose debris. Next, add a mild soap to the pavement and use a stiff-bristled brush to scrub the surface. After rinsing away the suds, check for any remaining stains. For these tougher spots, consider using a pressure washer on a low setting.

2. Patch Cracks

Start by clearing any broken asphalt pieces and remaining debris inside the cracks. This will make it easier for the patching material to adhere to the material. Use a rubberized asphalt-emulsion filler for cracks smaller than half an inch. For larger crevices, it might be necessary to first fill them with small, crushed gravel before filling the hole with blacktop and compacting it to fill the space.

3. Seal the Surface

The sealcoating process seals the asphalt surface to protect it from moisture, sunlight, chemical, and oxidation damage. If it’s been a couple of years since this maintenance was performed or the asphalt’s sleek black appearance has faded, have a driveway repair contractor visit this fall to re-seal the pavement to ensure it’s protected from winter’s wrath.
