Asphalt is an excellent material for driveways and parking lots that have heavy traffic, and seal coating will keep the surface pristine. Also known as pavement sealing, seal coating allows your asphalt driveway to withstand even the most extreme weather, UV damage, and oil spills. However, if done improperly, seal coating won’t cure well, leaving the surface vulnerable to the elements. Here are some tips to have a seal coating done right. 

Do:

Prepare the surface.

Before having a company apply a seal coating, completely clear your asphalt driveway or parking lot of any debris. This means sweeping and washing, which will allow for a complete coating. You can also have professionals fill any potholes or cracks before the application. Have professionals treat chemical spills also. 

Let it cure. 

asphalt drivewayOnce the seal coat is applied, let it cure for at least 24 hours before letting any traffic on it. If it is in full sun, you should be able to walk on it a few hours after application; however, don’t allow cars on it that soon. In transitional seasons, like spring and fall, when the sun is not quite as strong, giving your asphalt driveway at least 48 hours to cure before letting cars on it is even better. 

Don’t:

Apply the coating when it’s raining.

Never schedule a seal coating appointment for a rainy day, or if it will rain within 24 hours. Ideal conditions for sealing are over 50 degrees, dry, and frost-free in the morning. Moisture can compromise the seal if it doesn’t have enough time to dry first. 

DIY your seal coat.

While it can be tempting to try to seal coat your asphalt driveway yourself, it can be a costly mistake. It won’t save you money since you will need to rent and purchase the proper equipment and materials yourself. And it’s unlikely that your DIY job will meet the same professional standards of the industry, leaving your driveway vulnerable to deterioration and weather damage. You’ll pay more for driveway repairs and maintenance than you would for professionals to do the original seal coat.
