Adding an awning to a home provides a layer of protection from the sun and creates a comfortable outdoor living space for a property. However, a covered patio or window awning also requires maintenance. Whether it’s a stationary or retractable awning, it’s integral to follow these helpful fall cleaning do’s and don’ts in order to keep it in great shape all year long.

Do:

Clean the awning with the right supplies.

Depending on what material it’s made out of, certain cleaning supplies can actually damage an awning rather than clean it. A canvas model, for example, is damaged by the use of a detergent or laundry soap. That’s why it should be cleaned using a mixture of water and delicate soap and scrubbed with a stiff brush. Vinyl can be cleaned using a commercial cleaner. However, it’s better to use a sponge rather than a brush for this. Aluminum awnings require a mixture of water and aluminum solvent and heavy scrubbing.

Brush off loose dirt and debris regularly.

Dirt on a patio roof cover isn’t just unsightly, but it also makes the possibility of decay much more likely. Depending on the material it is made out of, built-up debris can scratch the surface or even tear holes in the fabric. Dirt and debris that are not cleaned off will also increase the chance of mold or mildew. This can ruin an awning if it’s not treated promptly.

Don’t:

Leave the awning open during inclement weather.

awningAn awning catches strong, gusty winds much like a sail on a ship does. Over time, it becomes more likely that it will be torn away from the track, which results in expensive repairs or having to replace it outright. Similarly, exposure to excessive rains and moisture spells trouble. The water collects in the canopy and stretches and tears the fabric. Too much moisture also makes for the perfect environment for mold and mildew to form.

Ignore signs of rust or mildew.

Metal covers are naturally at risk of developing rust over time, and if it’s not fixed, it’ll quickly grow into a much bigger problem. When inspecting a metal cover, look for discolorations and flaking. Non-metal options are more prone to develop a mildew problem which also causes expensive damage and acts as a health hazard. Look for patterns of white, gray, or yellow on the fabric to catch it early. However, if it is not treated quickly, it’ll eventually turn black or brown.
