If your asphalt has experienced wear and tear, you might be considering a replacement. However, asphalt overlaying can renew the surface while saving you time and money. Does that sound too good to be true? Learn more about this process to determine if your surface is suitable for an overlay.

Why Do You Need An Asphalt Overlay?

Asphalt overlaying, or resurfacing, allows you to repair a deteriorating surface by applying a new asphalt layer on top of the old one. For this paving method, you don’t need to tear up your current asphalt surface because you'll be using it as a base layer.

Keep in mind that this process is best for restoring surfaces with only minor damages such as small depressions, rutting, and cracks. However, this service is important because, if you let cracks spread for too long, water may enter the gaps and weaken the base. Similarly, prompt asphalt overlaying of uneven surfaces can help you avoid lawsuits from people who get injured on your pavement due to trips or falls. Water can also pool when the surface is not level, making it a potential hazard, especially when it freezes during the winter.

How is Asphalt Overlaying Done?

Before an asphalt overlay, an assessment is conducted to ensure there are no extensive structural damages. If water is not draining correctly, surface pre-leveling may also be needed to make the overlay more effective.  Some areas may additionally need base replacement if sinking, rutting, or potholes are present. Any edges next to concrete slabs or concrete curbs will be keyed (ground down), if needed,  to insure a smooth perfect match after the new asphalt overlay is installed.

After all necessary repairs are completed, debris will be removed from the pavement. A tack coat will then be applied to help the old pavement bind with the new one, and then an inch or two of asphalt will be spread on the surface and compacted.
