While you may not give it much thought, your water heater is an important element of your household that needs maintenance, just like your HVAC system. How to Best Maintain a Water Heater

1. Clean It Yearly

Annual cleanings prevent the accumulation of sediment and grime, which contribute to insufficient heating, poor water flow, and tank corrosion. To clean it, turn off the power and cold water supply and drain the tank through the purge valve. Once it’s emptied, open the cold water supply valve for a few seconds and then drain it through the purge valve again. Repeat until the purged water runs clear.

2. Test the Pressure-Relief Valve

The pressure-relief valve allows water to escape the tank if the pressure reaches dangerous levels, and it should be checked before each cleaning. If your valve fails or is faulty, your tank could rupture or explode, leading to a hazardous emergency plumbing situation. To test it, turn your water heater off and shut off the cold water supply. The pressure relief valve will be on the side or top of the tank, above a discharge pipe. Put a bucket under the pipe and lift the valve slowly. Water should start running into the bucket. Close the valve and check that there are no leaks around it or water still coming out of the discharge pipe. If no water comes out when the valve is open or continues to leak after it’s closed, the valve should be replaced.

3. Check the Temperature

water heaterIt’s recommended to keep the temperature at 120 degrees. Higher temperatures may lead to increased sediment accumulation, early corrosion, and burns. Check the setting on the temperature dial and change it to 120, if it’s not already set to it. If the dial doesn’t have degrees, use a cooking thermometer to test the temperature of the water coming out of your taps. You can also use the thermometer to ensure the water is actually the temperature it’s set to. If it’s cooler or hotter by more than a few degrees, a plumber may need to replace the temperature dial and sensors.

4. Report Problems Immediately

Unusual sounds, leaks, and heater failures should be attended to immediately to prevent further problems to the system. Not correcting problems leads to low water pressure, temperature inconsistencies, high sediment levels, sensor failures, eventual failing of the heater, or even dangerous explosions or scalding water.
