Water will leak into the weakened areas and expand during the summer months, causing the cracks to widen, and then freeze during winter months. Clean all spills and remove plant life before starting the project.

What to Expect During the Seal Coating Process

Seal CoatingDuring the seal coating process, a professional will apply at least two coats of sealant to your surface. The sealant itself is typically an acrylic- or bituminous-based product. Once applied, the seal coat will be a dark brown; it will turn black as it dries. Sealant should only be applied if temperatures are consistently above 50 degrees. Seal coating also shouldn’t be performed when it’s raining, so a seal coating professional will most likely call to reschedule if there’s rain in the forecast.

What to Do After Seal Coating is Complete

Once the coating is applied, wait 12 hours before walking on it, and wait 24 to 48 hours before driving on it. Excessive water will wash away part of the coating, so shut off sprinkler systems for at least 48 hours after application. Avoid placing metal objects, such as jacks, on the surface for at least a week.
