What Kind of Assistance Does Section 202 Provide?

The Section 202 program provides interest-free advances to private non-profits to finance the building of retirement homes for low-income individuals. These funds do not have to be paid back as long as the facility serves as low-income housing for 40 years. Eligible tenants typically sign three-year leases, which are renewable based on available funds. As for tenants’ financial obligations, they may be required to pay a budget-based rent determined by the facility’s operating costs, or they may have to pay 30% of their adjusted income. Either way, tenants get affordable housing and access to quality medical care for as long as their lease is active.

Who Is Eligible for Section 202 Assistance?

retirement homeTo live in Section 202 housing, you must be at least 62 years old upon moving in. You must also prove that you make less than half of the Area Median Income (AMI). This figure corresponds to local statistics, changes every year, and increases with each additional member of the household. In 2018, for example, the AMI of Missouri for a household of one was $66,400. That means last year’s applicants must have earned less than $33,200 to qualify.

These are the absolute minimum requirements, but there may be additional hurdles to overcome during the application process. If you have a criminal record, for example, you’re not disqualified from applying, but you may not receive priority over those without convictions. Having special requests or needs could also mean staying on the waitlist for longer because only certain units can accommodate you.
