For this procedure, your contractor will scrape off the topmost layer of your parking lot, then replace it with a new one. Typically, the results of asphalt resurfacing last eight to 15 years.

It must also be structurally sound, so any cracks or holes must only affect the surface. If any cracks are more than a quarter-inch wide or over several inches deep, asphalt resurfacing won’t be enough to remedy the damage. This is because it may have affected the rock foundation of the surface, which could lead to moisture infiltration and further damage even following repairs. 

Asphalt Replacement

If the damage reaches the foundation of your parking lot, you’ll need to invest in asphalt replacement. This is the best route for paved surfaces that are nearing the 20-year mark, and you can expect the new area to last another 20 years once the replacement is finished.

For this procedure, contractors will remove both the surface asphalt and underlying gravel layer. This will create a brand new parking lot for your business. If most of the area is damaged or existing potholes are deep, this is the best option.
