Buying a house requires several important checks, including the condition of the HVAC system. Here, learn what heating and air conditioning features you should inquire about before making an offer on a home. You’ll avoid expensive repairs and replacements while also enjoying a cooler, more energy-efficient residence.

5 Heating & Air Conditioning Checks Before Buying a House

1. System Age & Maintenance History

Learn how old the heating and air conditioning system is and request a copy of its maintenance history. Even if the system enjoys high Seasonal Energy Efficiency Ratio and Annual Fuel Utilization Efficiency ratings, energy efficiency decreases with age. Lack of regular maintenance hastens the aging process, making it essential to go over the system’s report in detail, including whether it received annual inspections every fall.

2. House Insulation

heatingAsk if the house is insulated and look at the state of caulk and weatherstripping around doors, windows, and the foundation. Homes with insulated attics and siding as well as sufficient weatherstripping and caulking are sealed against the elements to prevent heat loss in the winter and heat gain in the summer. Both issues increase energy bills and contribute to home comfort problems.

3. Ductwork

Inspect the ductwork and vents as you make your way through the home. Look for rust, gaps, and dust, all of which signal maintenance issues. Keep in mind circular ductwork is typically the quietest and most efficient, and that some ducts are insulated from the inside. If you don’t see exterior insulation, ask about the ducts’ interiors as well as how often they have been cleaned since dirty ductwork lowers indoor air quality.

4. Refrigerant Type

Determine what kind of refrigerator the air conditioner uses since virgin hydrochlorofluorocarbon-22, also known as R-22 and HCFC-22, has been banned by the Environmental Protection Agency. It will no longer be manufactured as of 2020, making it hard to obtain if yours is an older system. Most older HVAC systems undergo retrofitting or replacement instead of using a highly-toxic, hard-to-find refrigerant.

5. System Locations

Consider the location of the indoor HVAC system unit, since those in attics can leak and cause water damage compared to quiet basement locations. Also, look at the outdoor component’s location — is it next to a family room or bedroom and will, therefore, be disruptive while you’re relaxing or sleeping? Examine the outdoor unit position in terms of nearby trees since those surrounded by vegetation get dirty and clogged more easily. Also, observe the condition of the gutter system to avoid rainwater and melting snow runoff issues that damage the unit.
