Flat roofs are a popular choice for commercial buildings because they’re affordable, easy to install, and low-maintenance. They also make it easier to install large-scale HVAC systems. If you’re considering a flat roof for a building, you’ll find that there many types to choose from. Compare the most popular options to decide which one’s right for your project.

Popular Types of Flat Roofs

1. Metal

Metal roofs consist of sheets of metal secured together for a watertight seal. The reflective material doesn’t absorb UV rays like other roofing materials do, which reflects heat off of your roof and keeps the building cooler. This will save significantly on heating and cooling costs over the life of the building. It’s also durable and fire-proof.

2. PVC

flat roofsPVC, or polyvinyl chloride, uses a thermoplastic roofing membrane which is adhered to the roof or secured with ballast. This is a single layer membrane that’s usually white or gray in color. Because the entire roof is a single sheet, the lack of seams means you’re less likely to spring a leak. This roofing material is flexible, which means it can handle extreme temperature changes without damage or wear.

3. BUR

Built-up roofing, or BUR, is one of the most traditional materials for flat roofs. With a BUR, a hot-applied asphalt is blended with a bitumen-soaked roof felt to create a single membrane. Numerous layers are applied, overlapping until it’s about three plies thick. Crushed stone is applied to the top layer to protect the material from sunlight and other sources of weathering.
