It’s wise to schedule a property inspection before purchasing any piece of real estate. However, it’s especially important if you’re planning on buying an older home. While those in the market for a brand new house might justify skipping the inspection because they trust the contractor, older properties almost always have at least a few major problems. Identifying the following issues before closing could save you a major headache—and thousands of dollars. 

3 Problems Often Found in Older Homes 

1. Asbestos 

If the property you’re considering was built before the 1980s, there’s a good chance it contains materials comprised of asbestos. As long as these materials remain intact, there is little risk to the home’s occupants. If they start to disintegrate and flake off, though, the airborne particles pose serious health risks. 

2. Corroded Pipes property inspection

Naturally, older homes have older plumbing systems, and since pipes corrode over time, this can lead to serious issues. Galvanized lines made of zinc-coated iron were popular in the 1960s, but are vulnerable to breakage and decay. Other materials like lead and polybutylene are also problematic from a safety and quality standpoint. A home with corroded pipes might have poor water pressure, slow drains, chronic leaks, and noisy fixtures. Red or brown water is also common because the rust flakes off into the water. 

3. Structural Damage 

Even the sturdiest structures will deteriorate over time. Environmental conditions, natural disasters, and ongoing wear and tear can damage a home’s walls, roofing, and foundation to the point that major repairs are in order. If the property inspection notes any structural damage, you should be able to negotiate for a reduced price; however, you may need to bring in a structural engineer to confirm the extent of work needed.
