If you own a business or commercial property, your parking lot is the first structure many customers first see when they arrive at the location. Many parking lots are made of asphalt, which is very strong and durable, but does require some maintenance in order to stay in top shape for as long as possible.

How to Maintain Asphalt Parking Lots

1. Fill Minor Imperfections

Asphalt will start to show signs of wear, including small cracks or holes, over time. These minor imperfections don’t impact the structure of parking lots, but they can lead to bigger issues if neglected since they allow more water and debris to seep into the pavement. About once a year, have a company that provides asphalt maintenance come out to fill in these cracks so they don’t get the chance to grow.

2. Limit Moisture

Although you probably can’t stop your parking lot from getting rained on, you may be able to limit the exposure to unnecessary water. To do this, make sure storm drains, gutters, and downspouts are directed away from the parking lot. Additionally, your paving company may be able to provide some drainage or sloping around the parking lot so water doesn’t collect on the surface.

3. Know When It’s Time for Replacement

With the proper maintenance, parking lots can last for decades. However, they will eventually need to be replaced. If yours is full of major potholes, large cracks, or uneven surfaces, it may be time to simply replace it. A commercial paving company should be able to remove the old material and provide you with a fresh, new surface that you can take pride in.
