1. Appliance Failure

The home inspector examines any built-in appliances that will come with the home purchase. For instance, they'll make sure the stove and oven burners ignite, the refrigerator/freezer is operational, and the dishwasher fills with water. They’ll test the garbage disposal to make sure it runs and the range hood to make sure it clears smoke. If there is a built-in microwave, they’ll test it for functionality. If any of the appliances do not work, they’ll list it in the inspection report. 

2. Plumbing Problems

The inspector will make sure the sinks drain properly, and the faucets provide enough water pressure. If the refrigerator has an ice maker, they’ll make sure it’s plumbed properly and functional.

3. Electrical Issues

Common issues include broken light switches, non-functioning wall outlets, and faulty wiring. They will examine the electrical panel and, if they discover that the kitchen circuit is old, outdated, or overloaded, they will note that in the report. They’ll also investigate any flickering lights, uncovered junction boxes, or ungrounded receptacles.
