Floods are the most common natural disaster in the United States. Even if you don’t live in a designated flood zone, small streams, creeks, gullies, and culverts can pose a flood threat when the conditions are right. It only takes a single inch of water to cause significant damage and financial loss. Unfortunately, standard home insurance coverage doesn’t include protection for this kind of disaster. Instead, owners should equip themselves with a separate flood policy. Below is an overview of what this will and won’t cover.

What’s Included

Flood insurance can be purchased to cover your home, personal belongings, or both. A home policy has a maximum limit of $250,000 and typically includes coverage for the structure and foundation, electrical and plumbing systems, HVAC equipment, flooring, kitchen appliances, window blinds, detached garages, and debris removal. A personal property policy has a maximum limit of $100,000 and covers items such as clothing, furniture, electronics, washers and dryers, window AC units, and curtains. It also includes up to $2,500 for valuables like artwork, jewelry, and furs.

What’s Not Included

home insuranceJust as with your regular home insurance policy, there are several exclusions to be aware of. For example, it won’t cover damages related to trees, wells, septic systems, decks and patios, pools and hot tubs, fences, storm shelters, vehicles, or sewer backups. Anything that should be kept in the bank or a safe deposit box is also excluded, such as cash, stock certificates, and precious metals. Owners also have a responsibility to show that reasonable measures were taken to prevent flooding and other related damages. This includes getting roof or foundation repair as needed.
