Metal buildings are sturdy and long-lasting, but they are susceptible to mother natures’ elements. While water is the most common culprit, exposure to the sun and air can cause the metal to interact with oxygen, creating a compound that slowly degrades the material and paint coating. If your metal garage or barn shows signs of oxidation or rust, it may be time for some routine maintenance to increase the longevity of the building that protects your valuable equipment, vehicles, or livestock.  

 

3 Areas to Inspect for Damage or Decay 

1. Posts

It is common for posts to rot and decay at ground level of a pole barn over many years of service.  It is best to have good drainage away from your building but if not, annual inspection of the posts for decay is vital so that the structural integrity is not compromised.  Rotted posts can often be repaired to increase the life of the building.  

2. Framing Lumber                                 

Water damage from roof leaks or other areas are the primary culprit for rotted untreated framing lumber.  Periodic inspections of walk door and window framing for grayish or blackened lumber are signs that a leak needs to be addressed.  The next time you have a good rain, go into your building and visually inspect the trusses, roof purlins, and all interior framing for rot or decay.

3. Exterior Metal 

Painted metal siding and roofing will not last forever.  Most metal clad buildings will still look good after 20-30 years of service with some slight signs of color fade.  Beyond this period the paint coating might begin to deteriorate and expose the galvanized finish leaving an undesirable appearance.  Metal surfaces can be repainted with the proper preparation but it is not recommended.  Screw fasteners should be checked for dry rot of the neoprene washers which could lead to roof leaks causing framing decay.  Often times a metal building can be re-skinned to extend it’s useful life and improve the overall appearance.
