Since it’s durable and dependable, asphalt is an ideal pavement surface for businesses with parking lots or driveways. It isn’t invincible, however, and can be damaged from wear and tear and the elements. In the summer, the increased heat and UV rays may also compromise the integrity of this material. To help you care for your parking lot and other paved areas, here’s more information about how the season affects this product and what you can do to prevent damage.

How Sunlight Can Damage Asphalt

1. Softening

In the warmer months of the year, when the sun is brighter and hotter, pavement can reach very high temperatures. On days that reach over 100 degrees Fahrenheit, asphalt can heat up to 160 degrees or more, which is enough to make it softer. As vehicles park in the same places, they can create depressions and deformities on the surface. You can avoid this by closing off areas in your parking lot to rotate where customers park their cars.

2. Fading

pavementSunlight can also fade the painted lines and markings on asphalt, as well as its dark shade. Not only will this decrease the aesthetic appeal of your outdoor space, but it may also fade the lines that separate parking spots, creating issues for your customers. Sealcoating parking lots and driveways adds a layer of protection that safeguards against UV rays, which prevents fading.

3. Oxidation

Another consequence of UV rays is oxidation, a process in which the chemical bonds that hold the pavement together begin to break down. This can cause cracks that eventually lead to potholes. Sealcoating will provide a shield that prevents deterioration and ensures the surface remains strong even on sunny days.

4. Moisture Damage

Summertime rainstorms can also have an impact on the integrity of asphalt. If there are cracks present, water will seep in and set into the base of the surface, leading to potholes. These are eyesores for your customers and may lead to accidents and tripping. Avoid issues by ensuring the area has proper drainage and catch basins to redirect rainwater and prevent pooling.
