Whether at a house or apartment, residents are likely to have vehicles. That’s why landlords should make sure tenants have a good parking experience to raise the likelihood of lease renewal. Keep these parking lot and pavement marking tips in mind to enhance your property reputation.

3 Tips to Make a Parking Experience Better for Tenants

1. Make Sure the Area is Well Lit

In some jurisdictions, landlords can be held accountable if the condition of the parking area leads to personal injury or property damage. Ensure a tenant can park safely by giving them clear visibility. Install lights, preferably spotlight-style, every four to six car lengths. You may want to consider motion lights near curbs or sheds as well to ensure someone backing out doesn’t accidentally hit them.

2. Designate Parking Spaces

If need be, you can assign one parking spot for each tenant. Landlords aren’t typically responsible for accidents involving vehicles parked curbside, so striping the pavement also shows where your property and liability end.

3. Provide Handicap Accessibility

Landlords are required to make reasonable accommodations for those who have mobility impairments. Does your tenant struggle to walk long distances? Assign a parking space near their front door. Does one of your tenants use a wheelchair? Make sure they have plenty of room to get in and out of a vehicle. Learn about any disabilities your tenants may have, including the ones who aren’t drivers, so you know how to provide for their needs.
