Sealing creates a barrier that will protect it from moisture, foot traffic, furniture, UV rays, and any liquids, such as oil, spilled on the surface. It will bring out the color in tinted concrete and prevent it from fading. This small task will extend the lifespan of your patio by keeping it from wearing down or cracking.

What Types of Sealants Are There?

concreteThere are three main types of sealers: acrylic resin-based, epoxy, and penetrating. The acrylic resin-based sealer is very cost-effective, though some mixtures will turn yellow in the sun. Look for a pure acrylic resin if you choose this sealant, since it will not yellow. This type is the most popular choice for a patio. Epoxy, or polyurethane, is a costlier sealant that creates a thicker barrier. It can be slippery, so it’s not recommended for patios near a pool. A penetrating sealant is an excellent choice for a patio with a grill, since the specialty resins will penetrate the concrete and form a chemical barrier. This is effective in preventing staining from spilled materials such as grease.

How Should a Sealer Be Applied?

A new patio should be completely cured for about a month before you apply the first layer of sealant. Wait until the weather is dry and the outdoor temperatures are between 50 and 90 degrees. Apply a solvent-based sealer by spray or a water-based sealer by roller. Stamped concrete requires a thick-napped roller so the sealer will get into the cracks. You’ll need to reapply every three to five years for the life of the patio. You can tell your patio needs a new coat if the surface has lost its luster, if the finish shows visible wear, if the color is fading, or if water soaks in rather than beading on top.
