When there’s an issue with the commercial boiler, you lose the ability to provide heat throughout the business, and depending on what kind of company it is, this can be disastrous. While most boilers are reliable, none of them last forever, but a heating contractor can prolong its life by combating common issues that arise. Understanding what those problems are can help you know when a simple fix will solve the issue and when it’s time for a boiler replacement.

Typical Issues With Commercial Boilers

1. Mineral Deposits

Particularly problematic for areas that have hard water, a buildup of mineral deposits inside the boiler’s water supply leads to kittling. The most common indication of kittling is a loud banging or rumbling sound emanating from the boiler, and the result is changes to the pressure levels. If a heating contractor doesn’t address this, the likelihood of a leak sprouting increases.

2. Extinguished Pilot Light

Sometimes, it simply needs to be relit, but it could also be the result of a broken thermocouple, a deposit buildup on the pilot light itself, or a problem with the gas line.

3. Thermostat Issues

Problems with the thermostat cause the entire system to operate less efficiently. Make sure that it’s in the on position and scheduled correctly. If you still experience inaccurate heating or the system sporadically turns on and off, it’s probably time to replace it.

4. Uneven Heating

Uneven heating in certain areas of the building is caused by problems with the zone control system and can be fixed by adjusting the settings to be better suited for each individual room. For example, the basement of a building is naturally colder than the upper floors, so it needs its own setting to stay at a consistent heat with the rest of the rooms.

5. Circulator Pump Problems

When the circulator pump is malfunctioning, the boiler can’t push the heated water throughout the building, which causes issues with the entire HVAC system. If you notice a lack of heat coming from the radiators, fixing the circulator pump could solve the issue.
