A freshly paved parking lot gives your business an organized and professional first impression. To maintain its clean appearance, it’s essential to take the necessary measures to preserve your new asphalt surface, especially when it’s first installed.

What to Do After Paving Your Parking Lot

1. Keep Surfaces Clear for Curing

After the parking lot is paved, give the surface at least 24 hours to cool before parking, driving, or walking on it. Since asphalt is typically mixed with a high concentration of oil to extend its lifetime, it needs adequate time to cure. Putting pressure on the soft pavement during the curing process can cause damage.

2. Set a Speed Limit

Driving too fast and taking quick turns could scar your new pavement. To prevent these unsightly marks, keep a speed limit of 10 to 15 mph posted throughout the parking lot. In addition to preserving the pavement, this will reduce the risk of accidents and protect pedestrians.

3. Protect the Edges

parking lotsDue to a lack of support, the edges of paved parking lots aren’t as sturdy as the rest of the surface. Parking or driving along the edge will cause cracking and crumbling over time. Avoid designating these areas as parking stalls, and consider reinforcing them with sifted topsoil.

4. Watch Out for Damage

If you notice cracks and holes beginning to form, don’t wait for them to grow before fixing the issue. Quickly installing a patch is a smaller hassle and expense than a major asphalt repair. Addressing damage before it worsens will also help prolong the life of your parking lot.

5. Wait Before Sealcoating

Sealcoating involves securing pavement with a protective layer that minimizes harm from UV rays, oil, and water. However, if you seal paved surfaces too soon, you’ll lock in the excess oils from the asphalt mixture, leaving your parking lot vulnerable to its moisture. Wait one year to sealcoat and reseal the pavement every two to three years.
