1. Ask Insightful Questions

Ask important questions about information you’ll need to know later. For instance, ask about the lease length options and pricing. Some complexes permit 3-month and 6-month leases in addition to year-long leases. However, shorter leases may require a monthly rate increase. Also, ask how to file maintenance requests. If you have pets, find out if they’re allowed. Additionally, do residents have assigned parking? Are the spaces covered or open-air? 

2. Bring an Inspection List

Next, look for signs of pests, mold, and faucet leaks. The sinks should have good water pressure, and the temperature should be comfortable. Finally, make sure all the power outlets and light switches work. 

3. Make a List of Concerns

If you spot issues during the tour, mention them to the owner or rental agent. You may be able to negotiate a price discount or at least get the issues resolved. Write each item down so you don't forget, and—if you have a camera handy—take photographs to document the issue. This gives you bargaining power and protects you should the owner try to bill you for repairs after you move out.
