It has significant health risks, including respiratory illnesses and certain types of cancer. A home inspector will examine the building materials in the basement—and the rest of the home—searching for asbestos. They will pay particular attention to ceiling tiles, textured paint, and floor tiles. 

2. Mold

It grows particularly well in wet conditions, so it’s often a sign of other issues, such as leaking pipes, broken windows, and flooding—or a previously flooded and improperly dried basement. A home inspector will look for obvious signs of growth, including spores near visible water damage; a damp, musty odor; and a buildup of condensation on basement windows.

3. Sinking Floors

This issue can indicate foundation problems that are usually due to soil erosion from water leaks. An inspector will examine the condition of both the foundation and the joists that support the flooring. If there are signs of sinking, eroded soil, or leaks, a home inspector will include them in their report and discuss how they can be fixed.
