Like all of the other structures in your home, the roof can wear down eventually and require a replacement. While most should last up to 25 years with regular maintenance, frequent storms or improper ventilation can decrease its life span. Here are a few signs it might be time for a new roof.

4 Signs You Need a New Roof

1. Algae Growth

Excessive growth of algae on the shingles means that bacteria are present and eating away at the weatherproofing. Water may already be getting into the attic space or interior of the home. While you can replace affected shingles in small areas, you might need a complete replacement if algae are present all over.

2. Missing Shingles or Tiles

roofThe shingles on your roof endure a consistent amount of weathering. Eventually, wind or rain can wash the shingles away, exposing the underlayment of the roof. If only a few are missing, they can likely be replaced, but a complete roof replacement might be needed depending on the extent of the damage.

3. Mold in the Attic

Mildew or mold growing in the attic could be a sign that vents are blocked, preventing the flow of warm air. However, it could also mean water is getting in from the outside. Mold will eventually rot the plywood under the roof and is a potential health hazard. If you find mold, act immediately to remedy the issue.

4. Warm Attic Temperature

The roof should be properly vented to allow warm air to leave the house, which means the temperature in the attic should be roughly the same as outside. If the attic is warmer than the outdoor temperature, this may cause ice dams or large icicles to form on the roof in the winter. Poor venting could also cause the siding paint to blister and peel, provide a home for mold, and contribute to larger energy bills.
