1. Prepare the Home

The home should look its best. Clean thoroughly and tuck away trash cans, toothbrushes, and other unattractive personal items. Remove your vehicles from the driveway. Draw back all window coverings to let in as much natural light as possible and, if the weather cooperates, open the windows to let in fresh air. Skip the air freshener, as some people may be averse or allergic to the scent.

2. Organize Information

Buyers will have questions, so the more information you can give them, the better. Have your agent prepare flyers to hand out that include square footage, pricing, and the number of bedrooms and bathrooms. Include photographs of the yard in different seasons, especially if your garden doesn’t currently look its best, so buyers know what to expect. Vacating the home during the open house is vital. Buyers need to picture themselves living there, which is tough to do if the current owner is standing in front of them. It may also make them feel uncomfortable if they can’t express their honest opinion or look through the home as thoroughly as they’d like. Leave answering questions to the real estate agents.

5. Review Feedback

If your Realtor received any feedback from buyers during the open house, use it to your advantage. Ask them what people were saying about the home. For example, if people said the home seemed too dark, you know to bring in additional lights for the next open house. If people loved the backyard, highlight this as a key point in future advertising.
