If your home has a central AC system, performing regular maintenance, aside from annual inspections from an HVAC contractor, will ensure it keeps your family comfortable all year long. Some tasks, like changing the filters and cleaning the condenser, will also improve the unit’s efficiency. While changing the filter is a simple job that takes a few minutes, cleaning the condenser is a bit more complicated and can take a few hours.

What Is the Condenser?

Before you can clean the condenser, you must locate it on the HVAC system. Typically, the term “condenser” refers to the entire outdoor unit, which is responsible for releasing hot air outside your home. Because the condenser is located outside, it’s common for dirt, pollen, and other debris to accumulate over time. This is why periodic maintenance is necessary. The primary parts that must be cleaned include the protective grate, metal fins, and drains.

How Do You Clean the Condenser?

HVAC contractorTo clean the condenser, start by turning off the power supply to the entire unit. Next, use a whisk broom to remove any dirt or leaves from the fins. Keep in mind that the fins are delicate, so be gentle and run the broom in the same direction that the fins are oriented. Then, remove the protective grill and use a specially formulated product to clean the condenser coils. An HVAC contractor can recommend the best cleaner for the job. Follow the instructions on the label, and then hose it down. Make sure to avoid spraying any electrical elements with water. Finally, clear any clogged drains before turning the power supply back on.

To ensure your air conditioner will be as efficient as possible this summer, tend to the evaporator once you’ve finished cleaning the condenser. The evaporator is the indoor unit, which houses the air filters. These should be changed every 30 to 90 days—or more frequently if you have pets or someone in your home experiences allergies. The evaporator also has coils that will need to be cleaned, although they probably won’t be as dirty as the condenser coils because they’re indoors. Typically, spraying them with compressed air will be enough to ensure optimal performance.
