When you’re thinking about selling your house, you may not think to look for problems. Unfortunately, if you don’t take the proper precautions, issues with your home, yard, or septic tank could come up during the buyer’s inspection process, potentially hurting the sale. Here’s why pre-sale septic tank inspections are worthwhile and what to expect during the process.

A Guide to Septic Inspections

Why Should You Hire Septic Inspectors Before Selling?

When you are in the midst of a real estate transaction, you don’t want surprises to interfere with the sale of your home. Unfortunately, a faulty septic tank can cause plumbing problems, including fixture drainage issues, sewage gas leaks, and even marshy landscaping. As a result, buyers may become uninterested in the property if they discover that the tank is broken.

Additionally, if septic issues are spotted during the selling process, it could cause potential buyers to question the quality of the rest of the home. By having your septic tank inspected beforehand, you can make the necessary repairs early and streamline the sale.

What Happens During the Inspection?

septic tankBefore the inspection, an inspector will ask you about septic problems you’ve had. For instance, they may ask if you’ve noticed soft spots in your yard around the drain field.

Next, they will visually inspect the area around the tank with mirrors and cameras to look for problems like blockages, flow issues, or drainage concerns. They will measure the water levels in the tank to determine if the system is operating properly, as well as if it needs to be pumped. They will also look for cracks or holes that could cause the sewage to enter the groundwater and pose health risks

After that, the technician will evaluate the health of your drain field by digging a few small holes in the area. If the holes can hold water, it’s a sign the drainage isn’t working properly and need repairs. After the inspection, they will write a report that highlights any issues and what needs to be fixed.
