You think you’ve found the perfect house—maybe it’s close to a highly-reputed school district, has easy access to local shopping, or just has the features you’ve always wanted. However, before closing on the deal, a thorough review of the home inspection is needed. This vital report lists any potential problems with the property—ranging from minor ones to those that are dangerous or cost-consuming. The guide below explains what issues, in particular, deserve extra attention.

What to Look Out for on Your Home Inspection Report

1. Old Pipes

In 1978, polybutylene began to replace copper as the go-to material for piping systems. However, this low-cost material made of plastic resin is thought to interact negatively with chemicals in the water supply, causing the material to weaken. This can result in major leaks and water damage. If your home inspector finds these pipes or any exposed pipes with signs of corrosion, you’ll need to consider how much replacements would cost.

2. A Faulty Electrical System

You might think you can just use a converter—however, that third prong is meant to “ground” excess electrical energy, reducing the risk of fire. This wiring system has also been found to become more faulty and dangerous with age. It’s imperative to have an updated electrical panel that’s up to code, but if your new home is missing this feature, an upgrade can cost thousands of dollars.

3. Foundation Damage

The foundation of your home supports its entire structure. Home inspections, and specifically foundation inspections, can help to assess the breaks and cracks in the house. Cracks over doorways and windows or on the floors or walls can all be indicators that one part of the house is moving more than the rest. Eventually, this can pull apart the framing. In many cases, grout or metal posts must be inserted underneath the house to lift it up to make it secure once again, but it is an extensive project.
