When selling your house, you want to give potential buyers a clear picture of the home’s value. They should know what will need to be repaired and what you’ve recently renovated. This is where a property inspection comes in. To ensure the best possible results, here are some steps you can take to prepare.

How Can You Get Ready for a Home Inspection?

1. Clean the House

While the home inspector won’t document your child’s toys on the floor, cleaning up the house can give a better first impression. Clear the rooms of clutter, clean the floors, and scrub down surfaces. Ensure that the inspector will have easy access to the water heater, HVAC systems, and other appliances as well.

2. Check Plumbing & Electrical Features

Before the property inspection, walk around the home and check the electrical and plumbing fixtures. Turn on all the faucets, check the function of the toilet, and look for any leaks. Then turn on all of the light switches, examine the electrical outlets, and run ceiling fans. You should also change the batteries in all of the fire alarms and carbon monoxide detectors.

3. Spruce Up the Exterior

Clear the gutters and downspouts, trim trees that are hanging over the roof, and clear the roof and sidewalks of debris. Ensure that the spaces around the outdoor electrical and HVAC units are completely clear of plants and leaves as well.

4. Collect Documents

If you have invested in recent renovations, repairs, or new appliances, make copies of all the receipts and other supporting documents. By making this paperwork accessible, you can show the buyer that the new renovations and appliances were inspected again and are still in solid condition.

5. Make Repairs

Schedule repairs before the property inspection to ensure that every feature is working properly. Whether the toilet needs to be repaired or a window feels drafty, take the time to hire a professional or make the fix yourself. While you don’t need to complete a full renovation, these small tweaks can refine the details and yield better inspection results.
