How to Know If It’s Time for Concrete Repairs

1. Cracks & Potholes

Minor cracks may not seem like an issue, but they will only get larger with time. Eventually, cracks can become large enough to affect the structural integrity of the patio or driveway. Potholes are a similar issue which, like cracks, are typically formed by groundwater seeping into the concrete and expanding and contracting based on air temperature.

Cracks may also be a result of sun damage and extreme pressure. Unlike cracks, potholes can damage vehicles as well as your patio or driveway. Driving over them regularly can wreak havoc on a car’s suspension and wear out the tires. Repairing potholes and cracks promptly are essential to prevent them from getting worse and causing more significant issues.

2. Uneven Appearance

This change in grade can be an eyesore, causing your property to lose value. But more importantly, it may be a safety hazard. 3. Water Pooling

In a functioning driveway system, rainwater should flow downward away from the house and yard. This protects the building and concrete from the damaging effects of standing water. If you notice pooling, it’s time for repairs. This may occur if the leveling of the concrete shifts. When the water reaches the house foundation, it can cause it to disintegrate, compromising the structural integrity. Also, standing water creates a breeding ground for mosquitoes and other pests. 

4. Aging

Even if you don’t notice cracks, potholes, or an uneven grade, your concrete may require repairs as it ages. The damaging effects of the sun’s UV rays, for instance, may cause it to fade or discolor. Having a vehicle parked in one spot for a prolonged period may also cause issues, such as stains and spots. Repairs, such as seal coating, waterproofing, and resurfacing, can resolve these issues and prevent them from worsening. If your driveway is 15 to 20 years old, consider having it assessed for age-related maintenance.
