1. Your Landlord Violates Privacy Rights

rentalLandlords are required by law to give tenants at least a 24 hours notice before entering the rental property. They also can only enter the unit for certain legal reasons, such as to inspect the unit, handle repairs, or show it to prospective tenants. If they do not follow these rules or constantly harass you, then you can take action. You may need to get a court order for the landlord to stop this behavior first, and if they do not desist, then you can terminate the lease.

2. The Rental is Unsafe

The rental home must follow local housing codes for health and safety to be determined habitable. If you can prove that your rental is not habitable, then you can break the lease. Some common reasons for this could include criminal activity in the building, strong odors, severe mold and mildew, or an illegal unit such as an illegally converted garage or basement.

3. You are Starting Active Military Duty

According to the Servicemembers Civil Relief Act, active duty military members can legally break their lease if they have received a change of station orders. You must simply provide your landlord with written notice at least 30 days in advance. Include with this notice your proof of active duty, such as your change of station orders or deployment orders.
