A rental property can be a convenient source of monthly income, but only if you find reliable tenants. The first step of that process is the in-person interview. Asking the right questions will let you gauge the prospective tenant’s dependability so you can feel comfortable renting to them.

Do:

Discuss employment and income.

Your tenant must have a reliable source of income to pay rent. Ask for proof of employment, employment history, and proof of income, such as pay stubs. On average, the rental price should account for no more than 30% of their monthly income. Also, ask for employer information so you can have their contact information on file for reference.

Ask about rental history.

Speak with previous landlords about their experience with the tenant; inquire if there were any complaints or evictions. While you can’t ask for arrest records during screening, you can look into an applicant’s criminal record on your own to gain insight into past illicit behavior that you wouldn’t want taking place on your property.

Violate the Fair Housing Act.

The Department of Housing and Urban Development (HUD) has strict rules about what a landlord can ask prospective tenants. Avoid questions regarding race or religious beliefs, national origin, age, family status, gender, or disability or handicap status so you don’t violate the Fair Housing Act of 1968.

Forget to screen everyone.

Even if one person is responsible for the lease, you should screen anyone else living in the home, including spouses and roommates. Ask for the same information: employment info and history, proof of income, background check, and credit check. However, you can’t ask about children, which would be discriminatory under the Fair Housing Act.
