You’re probably excited about purchasing your first home and are eager to make an offer, arrange for a mortgage and home insurance, and embark on a new journey as a homeowner. However, you don't want to sign onto a home and situation you'll regret. Below are some of the factors you should consider before buying your first home.

3 Considerations Before Buying Your First Home

1. Value

Just because a home is within your price range, that doesn't mean you should buy it. Owners set prices on their homes for all manner of reasons, many of which have nothing to do with the property's actual value. Check out the costs of other houses for sale in the neighborhood and ask your agent about the prices of similar, recently sold properties. This will give you a better idea of the actual value of the home. If it still seems like a deal, feel free to make an offer.

2. How Long You Intend to Stay

home insuranceDo you plan to live in the house for just a year or two or do you want to establish roots? For the latter, consider what your future holds. For instance, do you want a large family? Then look for a home with at least four bedrooms in a good school district. Are you unhappy at your job? Then don't put a high priority on a neighborhood near your work, since you may not be there for long. If you plan to live there only a short time, make sure you choose a home that will be easy to resell for at least what you paid for it.

3. Other Debt

If you have other debt, now might not be the right time to undertake a mortgage. For instance, if you have accumulated considerable credit card or other consumer debt, or still have outstanding student loans, think about paying those off — or at least down — before buying a house. This will make the financial burdens of home ownership — unexpected repairs, home insurance premiums, and maintenance costs — easier to afford.
