What Happens to Pavement in Winter

Harsh winter weather impacts your lot. Throughout the cold season, ice and snow accumulate on top of asphalt. These materials will melt on warmer, sunny days, gradually seeping through to the subgrade. When temperatures again drop, this liquid will again freeze and expand. Over time, this expansion puts pressure on the asphalt coating above, causing cracks and holes. 

How Spring Thaws Affect Asphalt

In late winter or early spring, temperatures will rise, causing residual snow to melt at the surface. Deeper underground, however, there may still be ice. Rainfall and snowmelt will get trapped between the layer of surface pavement and the icy substrate, making the asphalt especially vulnerable to damage. Commercial lots are especially vulnerable, since freight cars, garbage trucks, and other heavy vehicles put additional stress on asphalt. 

How to Prevent the Problem

pavementLimit the damage by having delivery or waste vehicles follow the shortest route possible across your lot to loading docks or receptacles. This will contain any issues to a relatively small area. Talk to your paving contractor about how you can reinforce these paths, such as by adding a thicker layer of asphalt. Ensure your lot has proper drainage systems and is graded to promote runoff, as the more water is allowed pool, the more harm it can cause. Shovel any snow routinely cut back on accumulation.

How to Repair Damage 

You may be able to help your pavement by taking simple actions to maintain it. If only one or two holes or cracks that are narrower than 1/4 inch have appeared, patch them with rubberized asphalt sealant. Anything larger will need professional assistance. Multiple large holes, crumbling edges, and fragmented pavement are all signs that your lot needs expert attention.
